Terms & conditions – for Chinar Range Range Bookings

1. One Application Form can be used for seeking one booking only.
2. The development charges shall be applied as per the schedule by the management i.e., in addition to the plot price.
3. Holder of the open Application form is valid till the expiry date mentioned overleaf, after this time the Application form will be Null and Void and not entertained by the Management of Forest Town. You may return the original form for issuance of new with fresh terms (if any).
4. Application Form has no legal standing unless it is fully filled in with a signature, and thump and has a payment voucher attached to it which has been issued by Forest Town.
5. Sale, mortgage, gift, or transfer of the booking without the approval of the Forest Town is not admissible. Transfer of the booking rights will be permissible on completion of necessary formalities/dues according to the rules of Forest Town.
6. No applicant shall be entitled to claim or receive any interest/markup against the amounts paid by a client to Forest Town.
7. If a member is found to be involved in any action or any matter against the reputation of Forest Town, then Forest Town has the right to take legal steps against the member and to cancel his/her booking of Forest Town. Member and his/her legal heirs will be bound to accept the decision of Forest Town management and will have no right to go to any court of Justice against Forest Town.
8. All payments shall be made through Demand Draft / Pay Order or any other acceptable instrument of a scheduled Bank in favor of account FOREST TOWN, BANK ACCOUNT NO. 00002056804 / IBAN – PK50 JSBL 9142 0000 0205 6804. to protect the interest of the plot. It is also advisable to mention the name and membership number of depositors on the back of the bank instrument.
9. In case of non-payment of any current dues of surcharge levies on installments received after the due date from the Member/applicant will only be accepted with surcharge @0.1%.
10. Booking amount is proof of registration with Forest Town, however, you will only become a member of Forest Town on payment of confirmation charges (within the next 30 days of booking). In case of nonpayment of confirmation charges within the stipulated time, the management of Forest Town reserved the right to cancel the registration and deposited money will be forfeited without any notice and/or deemed appropriate by Forest Town management.
11. The allottee of boulevards 50 feet and above, corner or park-facing plots will pay 10% extra price in each occurrence, and 25% in case of a triple occurrence.
12. In case of non-payment of four (04) consecutive installments, the booking will be considered canceled, and no notice will be issued in this regard. A deduction (as per Clause 15) will be made in case of withdrawal of booking or refund. While making a request for a refund, six months’ prior notice along with original receipts and files are to be produced with essentially no interest whatsoever. would be payable in such cases.
13. In the case of transfer of booking, the first Member is bound to clear all committed dues till that time with Forest Town before transfer.
14. Forest Town reserves the right to sell/transfer a canceled booking from the name of the Member due to nonpayment of dues, for any reason whatsoever, to any other applicant or person and the ex-Member shall have no right more. Forest Town’s decision in this regard shall be final.
15. In the event of cancellation or a request for refund by a member, 20% of the installment amount received against membership shall be deducted from the deposited amount at the time as per convenience/discretion of firm’s / company’s management after the refund claim is filed by the applicant/cancellation due to non-payment. The refund will
16. deposits made in the firm’s / company’s designated bank account only no other payment mode adopted by the applicant shall be entertained at all for refund.
17. However, the down payment amount and confirmation amount is Non-refundable. Furthermore, any amount adjusted as rebates, commissions, or compensation against any agreement or service shall not be refundable at all.
18. Excess charges, if any, will be levied under extremely unavoidable circumstances for which the allottee shall be taken into confidence prior to the levy.

19. The allottee in possession shall bear the expenses of all civic facilities availed in the future with the condition of change of rates as and when required.
20. Allottee shall be solely responsible for property tax and all other government taxes, dues, and charges leviable on the commercial plot.
21. The allottee shall inform the Forest Town of any change in his/her address failing which the communications meant for his/her shall be sent to the address given in the application.
22. If the project Forest Town and its extension thereof are abandoned (God forbid) due to any reason, other than force majeure, the firm offers the applicant registration of similar value in its other project or affiliated projects or similar monetary value or may choose to refund (as mentioned in clause 15) the payment received in firm designated account with proof/receipt from the applicant within a prescribed period of time as per policy announced by the management at the time of such event if any. However, if the down payment or other payments were not received in the firm’s designated account shall not be refundable at all. It is clearly understood that in such an event, the applicant will not be entitled to any other claim, damage, or interest except the original amount paid by him/herself in firm’s designated account only.
23. Forest Town master plan/plot number and other features could be changed on technical, legal, or any other bases, and members are bound to accept the decision of Forest Town management for the best entrust of the Members.
24. In case of any dispute between the Member and Forest Town, the dispute will be referred to arbitration which will be conducted by an authorized officer of Forest Town. limited whose decision shall be final and binding in the parties to the dispute
25. Every applicant will abide by these Terms and Conditions in addition to the by–laws and rules. and regulations governing ownership and transfer of Membership, enforced from time to time by Forest Town, and any other Authority Development component to do so, in accordance with applicable laws.
26. Application duly filled are to be delivered to Head Office Forest Town 4th Floor, Darwaish Plaza Opposite DHA-2 Gate Number 1, Main G.T. Road, Islamabad along with:

• Pay Order / Demand Draft of the required Value
• Two passport-size photographs
• Copy of CNlC
• Copy of Nominee CNIC
